I think Santa is a way to explain the spirit of Christmas in a way that children will understand. When you're like 5, you don't understand what Christmas is about, you just like the getting presents part. So being told about a magical guy who selflessly makes toys for children and gives them away seems like the biggest jackpot in the world. But it also introducing the concept of what it means to be completely selfless, to give with no expectations. If you've always been told that your parents were the ones who gave you the presents, you probably didn't get to experience the wonder of what is like for to have a complete stranger give something to you out of pure generosity (even if it was just our imaginations).
When you're old enough to figure out the truth, most of the time you're old enough to understand that Santa is just the embodiment of a much larger and more important concept. In that sense, just because Santa isn't a living person, doesn't make him less real. ! And when you get to become Santa or tell children about him, you have the ability to spread joy to almost any child, regardless of who they are and their connection to you. That's a powerful gift! In "playing Santa" you get to become the spirit of Christmas to give and expect nothing in return, but the joy of others.
